Virgin Islands Real Estate Facts to Consider
Windstorm
and earthquake insurance are required for all home mortgage loans.
The cost is approximately 2-3% of the replacement value.
- All real estate transactions require a Government transfer
tax (stamp tax), usually paid for by the seller. The amounts follow:
2% for property valued up to $350,000
2 ½% for property valued from $350,001 to $1,000,000
3% for property valued from $1,000,001 to $5,000,000
3 ½% for property valued over $5,000,001
- All homes on St. John have their own cisterns and septic tanks.
The size of the cistern is based on the square footage of the
roof area. St. John has a desalinization plant and water is available
for purchase at approximately 10 cents per gallon.
- Building costs are approximately $250 per square foot and up,
depending on the finish materials.
- If you already own property on St. John, make sure you keep
all records of payment for your annual property tax. Copies of
these records will expedite the processing of your tax clearance
letter, which should be applied for as soon as you list your property.
- Property tax is based on 60% of the appraised value and the
rate is 1.25% per $1000. This is approximately $750 per $100,000.
