Annaberg, Leinster Bay and Maho Bay include a high percentage of National Park lands, historic ruins, white sand beaches and a few hillside properties.  Gorgeous views to British Virgin Islands, largely unpopulated and laced with hiking trails. Excellent snorkeling is found along the varied shoreline in Leinster Bay  and  Francis Bay is an unforgettable beach. Outstanding sunsets over the ocean.

Abrahams Fancy refers to the area  located adjacent to the beach at Maho Bay, including Maho Bay Campground. Maho Bay beach is extremely beautiful.  The Nature Conservancy has purchased surrounding lands here to protect this area for public use.

Adrian is located in the center of St John, traditionally pasture land with rich soil. Centerline Road runs through Adrian.

Bellevue is located mid island on the East side of Gifft Hill with some water views extending to the south east.  A growing neighborhood of private homes is found here as well as Bellevue Village and the new St John School.  The area is also known as Pine Peace.

Beverhoudtsberg is adjacent to Bellevue to the North with easy access to Centerline Rd.  (Rt 10)

Boatman Point borders Klein Bay and Monte Bay with beautiful views of the South Shore including Ram’s head and Hart Bay.  The established and very desireable neighborhood features paved roads with underground utilities, large waterfront and hillside parcels, and tradewind breezes and pristine water.  Cruz Bay is a 5 minute drive.

Caneel Bay located on the North Shore of St John includes the famous Caneel Bay Resort.  This large property encompasses at least 3 incredible unspoiled beaches with gorgeous landscaping and an elegant yet comfortable atmosphere. Other private lands are surrounded by National Park.

Catherineberg enjoys a spectacular location above Cinnamon Bay.  Wonderful views of the North Shore beaches and the British Virgin Islands, along with lush vegetation on the large ( 1+ acre) hillside parcels make this a premium location.  Access via partially paved roads from Centerline Rd, past picturesque ruins of a sugar mill through to the North Shore Rd.

Cinnamon Cay is a privately owned 1 acre island just off the beach at Cinnamon Bay.  A favorite snorkeling destination  from Cinnamon Bay beach within the Virgin Islands National Park.

Contant and Contant Farms a residential neighborhood located just east of downtown Cruz Bay. Popular for vivid sunsets, viewing busy harbor traffic on Pilsbury Sound  and the  night lights of St Thomas.

Denis Bay includes a private estate on the north shore. Numerous historical ruins with a beautiful curving white sand beach, adjacent to Peace Hill, a local landmark of St John. Several private homes on the sloping hillsides overlooking these North Shore beaches.

Ditleff Point, Rendezvous Bay, Klein Bay and Monte Bay and Upper Monte Bay. These properties are centered around Ditleff Point, the prominent peninsula between Chocolate Hole’s Hart Bay and Fish Bay.  The various  subdivisions are all highly desireable with paved roads, underground utilities and all with close access to the wonderful restaurants of downtown Cruz Bay. Upper Monte Bay is a new development with paved roads and stone walls. Many of these properties have views which extend from St Thomas to Ram’s Head!

Fish Bay and Skytop are located literally at the end of the road before Reef Bay and National Park lands. An established neighborhood with over 200 homesites, varied views, and geographical locations, waterfront to mountaintop. Popular due to private and quiet location.

Gift and Regenback, Gifft Hill and Glucksberg are locate mid island.  Mostly privately held, varied prices and views.  Close proximity to school and the St John clinic.

Great Cruz Bay and Chocolate Hole.  These 2 adjacent and well established neighborhoods have a lot to offer.  An active Homeowner’s Association, deeded bech access to Hart Bay, and Chocolate Hole, close proximity to Westin Hotel.  Gorgeous rental villas, waterfront to mountaintop.

Grunwald faces Gifft Hill and Glucksberg with mainly inland views.  Affordable homesites with paved roads close to town.

Lovango Cay is an island, historically settled by St Johnians, a school located there at one time.  Currently waterfront and hillside parcels up to 5 acres are offered for sale.

Mollendal and Sieben are 2 estates located in the senter of St John, undeveloped and comprised mostly of National Park lands.

Peter Bay and Upper Peter Bay.  Peter Bay is a gated northshore community with beautiful landscaped roads, white sand beach and upscale villas.  Upper Peter Bay is above Peter Bay with high hillside parcels overlooking the gorgeous North Shore beaches and surrounding waters.

Susannaberg is located mid island, yet faces north and as such enjoys wide ranging northshore views including BVI islands and parts of St Thomas. The neighborhood is easily accessed off of  Centerline Rd.

Virgin Grand Estates is also known as Sans Souci & Guinea Gut.  Half acre parcels above the Westin. A number of lovely villas recently built here with expansive views to St Thomas.

 

Eastern End of St John including Coral Bay and Carolina

Bordeaux Heights and Bordeaux Mountain are really part of the Carolina Estate.  Bordeaux is the highest area on St John, receives more rainfall so is very lush and tropical.  Recently the Bordeaux Road has been paved which facilitates access to the breathtaking views from Bordeux Heights overlooking the entire East End of St John to BVI’s and beyond.  A landscape lovers paradise.

Ben Runnels Gut and Little Plantation are two adjacent estates which border on Coral Harbor and face to the north. Most of the land here is privately owned and the hillsides are relatively steep.  The higher the elevation the more expansive the views and some of these views are really spectacular. Much of the higher portions of these estates are undeveloped.

Calabash Boom , Ben Runnels Gut and Freeman’s Ground are neighborhoods sited on high mountainsides with expansive views overlooking St John and beyond to Sir Francis Drakes’ Channel and the BVI’s.  East facing views with beautiful sunrises and moonrises.

Carolina, Emmaus and Eden

A large area surrounding Coral Harbor.  Varied topography, flatlands, mountainsides, waterfront and mountaintop.  Estate Carolina includes Bordeaux Mt, Ajax Peak, Mamey Peak and Upper Carolina.  Upper Carolina is an established neighborhood with pave droads, approximately 100 ½ acre homesites with views overlooking Coral Harbor.  Ajax Peak and Mamey Peak have higher elevations with wider views encompassing BVI’s and St John’s East End.  Emmaus is located directly behind the harbor and Eden is located on the backside of Emmaus with more flatland parcels.  One of the fastest growing areas of St John, several new commercial buildings around the harbor area with more services for area residents.  Hiking trails located nearby in adjacent National Park lands.

Concordia and John’s Folly are located on the southside of Coral Harbor, on the way to Lameshur.  Here is a drier atmosphere with clear water and clear air. Drive along the winding shoreside road and enjoy gorgeous view after gorgeous view of the pristine waters and multi-colored rock outcroppings.  National Park Lands are interspersed with private holdings. White sand beaches at Salt Pond, Lameshur and Grootpan Bay enhance any residence in this area.

Dreekets Bay, Zootenvaal, Haulover are on the way to East End. Five minutes past Coral village is Zootenvaal, Danish for “sweet valley”.  Views overlook pristine Hurricane Hole and the associated National Park bays.
Most of the hillsides are National Park lands and undeveloped. Haulover is that unmistakable narrow neck on the way to East End.  In the old days local sailors dragged their skiffs across this neck of land to minimize the open water sail around the east end of St John.  Today this is partially privately owned and partially national Park.  Snorkeling is great on both sides, a deeded path runs through to the north side of Haulover. The entrance to Dreekets Bay is just past Haulover.  This exclusive north shore residential development has wide paved roads, hand built stone walls and underground utilities.  The large parcels are spectacular and several are truly estate sized.

Fortsberg is a large peninsula located on the north side of Coral Bay.  It is aptly named for the historic Fort which sits on the top of this hill.  Recently the road out to the waterfront of Fortsberg has been upgraded and improved and several beautiful private homes have been built. Private with waterviews of Coral Bay and surrounding hillsides.

Friis Bay, St Quaco and Zimmerman, Hard Labor.  These primarily residential estates boast bright sun, varied shorelines, pure tradewinds straight off the Caribbean Sea, east and northeast facing views of sunrise and moonrise and various British Virgin Islands.

Mandahl is located near the end of the southshore Coral Bay road, just before Lameshur, a National Park beach.  This is the  last frontier and a haven for nature lovers and bird watchers.   The area features 2 pristine beaches, Kiddle Bay and Grootpan Bay and parcels in this neighborhood enjoy deeded access to both.  Salt Pond beach is just before Mandahl.
